Please read before your stay. These rules ensure a great experience for every guest.

Early check-in before 2:00 PM is subject to availability and must be requested at least 24 hours in advance. An early check-in fee may apply.
Check-out
By 11:00 AM
Late check-out until 1:00 PM is available on request (subject to availability). Check-out after 1:00 PM will be charged as an additional half-day.
- A valid government-issued photo ID is required for all guests at check-in.
- Guest list must be shared at least 24 hours prior to arrival.
- Keys and property inventory are handed over on arrival after a brief walkthrough.
Cancellation Policy
Cancellation requests must be made in writing via WhatsApp or email. Refunds are processed within 7–10 business days. Dates modified less than 48 hours prior are treated as cancellations.
Guest Policy
La-Rom Villa
Base rate: up to 16 guests
Additional guests: ₹800/person/night
Maximum capacity: 25 guests
Kutir Villa
Base rate: up to 10 guests
Additional guests: ₹800/person/night
Maximum capacity: 15 guests
- The total number of overnight guests must not exceed the maximum capacity stated above.
- Day visitors (non-overnight guests) are allowed with prior notice and are subject to a day-use fee.
- All guests — including day visitors — must be registered at check-in.
- Minimum stay: 2 nights on all bookings. 3 nights minimum during peak season (December–January).
Pet Policy
Pets are welcome — with prior approval
We love pets. Bring them along — just let us know in advance so we can prepare.
₹2,000 per pet / per night
- Pets must be declared at the time of booking — undeclared pets will be charged on check-out.
- Pets are not permitted on furniture, beds, or inside the pool area.
- Guests are responsible for any damage caused by their pets.
- Pets must be kept on a leash in all common outdoor areas.
Property Rules
Allowed
- Cooking in the fully equipped kitchen
- Outdoor BBQ / grilling (in designated areas)
- Playing music at reasonable volume until 10:00 PM
- Guests of the villa using the pool and rooftop
- Decorations for celebrations (non-damaging)
Not Allowed
- Smoking inside the villa (outdoor smoking areas available)
- Loud music or parties after 10:00 PM
- Sub-letting or sharing access with unauthorised guests
- Commercial photography or film shoots without prior permission
- Moving or rearranging major furniture
- Bringing outside food vendors without prior notice
Security Deposit
La-Rom Villa

Kutir Villa

Collected at check-in · Refunded at check-out
- Deposit is collected in cash or via UPI at the time of check-in.
- Refunded in full upon check-out after a property walkthrough confirms no damage.
- Any damage, breakage, or excessive cleaning required will be deducted from the deposit.
- Guests will be informed of any deductions with supporting photographs.
Noise & Neighbourhood
- Quiet hours are observed between 10:00 PM and 8:00 AM. Music must be kept at a level that does not disturb neighbours.
- Both villas are in residential neighbourhoods. Please be respectful of the local community.
- Speakers and sound systems must not be used outdoors after 10:00 PM.
- Large private events or DJ setups require prior written approval and may attract additional charges.
Important Notes
- OMA Stay and Travel reserves the right to terminate a booking without refund in case of violation of these rules.
- The management is not responsible for loss of valuables. Use the in-room safe provided.
- Power cuts are occasional in Goa — both villas are equipped with backup power for essential appliances.
- Water is supplied by municipal corporation and tanker. Please use water responsibly.
- Pool maintenance is carried out every morning. The pool may be unavailable for 1–2 hours during this time.
- These rules apply equally to both La-Rom Villa (Calangute) and Kutir Villa (Bambolim).
